Public Liability
You should take out Public Liability insurance (effective from the date of settlement) on any block of land on which there is an intention to build. This type of insurance protects you from serious economic loss in the event that a third party is injured or killed or has property damaged when visiting the site. Note - There is a possibility of someone injuring themselves on vacant land and the owner being sued before any building work has commenced even if the injured person was trespassing.

Prior to signing any contract for major building work on the site the insurance company covering the land should be contacted regarding the Public Liability responsibilities of you and your contractor. Some insurers may require endorsement on the policy and the payment of a higher premium to cover the construction period.

The Contractor's Obligations
You should also check what insurance obligations your contractor has under the contract and confirm that these obligations have been met. Your contractor should have current liability insurance and, where they are in control of the site, construction insurance.

Construction insurance covers the site and materials against theft, vandalism, fire, storm etc throughout the construction until handover.
