  • Choosing Land
    Research and early planning should be a major consideration before you enter into a building project. Thorough research can help to avoid unforeseen expenses later. The purchase of land should not be rushed into as it is a complex task. You should discuss any requirements with a solicitor, designer or builder before signing any contract. Careful consideration of the following items before signing a contract to purchase land should mean fewer problems.

    Before making a final choice regarding land you should consider:
  • size, slope, soil type;
  • aspect;
  • setbacks, easements and zoning of nearby land;
  • tree and animal habitat preservation rules;
  • environmental factors;
  • local development and facilities (eg health, education, transport, shopping etc);
  • any covenants associated with the land, which may affect what design and size of house can be built

    Finance
    It is important to have an accurate breakdown of the expenditure for the land, building and all expected associated costs.

    Remember, when it comes to home finance:
  • don't over commit
  • allow for changing circumstances
  • expect existing commitments to reduce loan amount
