You are responsible for ensuring that you maintain your home after construction. The following guides provide information about responsibilities post construction.
It is important that you are present on site during any pre-purchase inspections. Any queries or questions in relation to the inspection or concerns you may have can be raised and discussed prior to purchase.
Termite Management
It is important that you are aware of the termite management system installed to protect your home. The installation notices left by your contractor (usually in the meter box and a kitchen cupboard) detail the system/s in place. Most chemical and physical barriers require regular inspections and possible re-treatment at the very least annually. This will not prevent termite attack but may help in early detection and remedial treatment to minimise damage. You should retain records of any inspections carried out.
The Termite Management - What Homeowners Need to Know Fact Sheet is designed to provide you with basic advice on termite management.
It is important that you:
Know what type of termite management system is in place
Comply with the maintenance and inspection requirements to maintain any warranty
Should give consideration to using the original licensed pest controller who installed the termite management system
If you plan to make alterations to your home you should consider the impact the work may have on the termite management system installed. The construction of footpaths, garden beds, landscaping, turfing, patios or pergolas etc may breach or diminish the capacity of your termite system and allow an infestation.
Subsidence
BSA has produced an information booklet, A Simple 'How To' Guide to Preventing Structural Damage to Your Home, to help ensure you are aware of your responsibilities in relation to subsidence on your property.
