Defective work and other complaints
Owner's of commercial buildings are able to access BSA's complaints processes. BSA is only able to assist after completion of the contract (see
Problems Arising
for more information).

Disputes arising
In the event of a dispute occurring and the work contract is for commercial work the terms governing dispute resolution should be consulted. The Queensland Building Services Authority Act 1991 states that commercial disputes under $50,000 may be resolved through the Queensland Civil and Administrative Tribunal (QCAT), and if both parties agree disputes over $50,000 may also be dealt with by the QCAT. In certain circumstances the QCAT may expediate the hearing of minor commercial building disputes.

Non-Completion Claims
Non-completion claims are dealt with in the Queensland Civil and Administrative Tribunal or in a Court of competent jurisdiction (Magistrates, District, Supreme). BSA can investigate any alleged defective work involved and direct the builder to rectify after court action has been completed.
