Completed Residential Building Inspectors
Can carry out completed residential building inspections under a contract to owners.

What is involved in getting a licence?
You must complete an
application form and provide ALL requested information. You must:

1. Hold the relevant technical qualification -
Either
a) a current licence in 1 of the following licence classes - builder - low rise; builder - medium rise; builder - open; or
          b) accreditation as a building surveyor, assistant building surveyor or building surveyor technician by the ABIS;
And    c) completion of an "approved completed residential building inspectors course".

Details of course providers for the "approved completed residential inspectors course" can be found in the Registered Training Organisations and Technical Assessment Organisations Booklet.

2. Demonstrate five years relevant experience in the scope of work for the relevant technical qualification provided in 1. above. (This is an experience requirement only. You do not have to have held the licence or accreditation for five years). You can provide job details to demonstrate experience, which can include coordination and onsite supervision of multiple trades or disciplines, written documentation, plans and photographs. The type and amount of experience will vary from person to person but it is very important that you document all supervisory experience and provide a description of the class, size, storeys, and type of construction in your application.

3. Obtain three referees who can confirm your experience (written references can also be provided but are not compulsory).

4. Demonstrate financial capacity by meeting the
Financial Requirements for Licensing - Note: Nominee supervisor applicants are not required to provide financial information - click here to access nominee supervisor application information.

5. This class requires Professional Indemnity (PI) Insurance, as outlined in Financial Requirements for Licensing booklet. More information can be found on our Professional Indemnity Insurance page

In addition, the following will also be required if you are not already a licence holder with BSA:
6. Proof of identity (certified copy of drivers licence, passport or provision of 100 points
Proof of Identity)
7. Where operating under a trading name - a copy of your Business Name Registration or a Business Names Extract, which has not expired.
8. Where operating under a partnership - proof of the business Partnership or an original or certified copy of
BSA's Statutory Declaration for Partnership.

The original completed application form, along with all the required supporting documentation and appropriate fee, should be mailed to GPO Box 5099, Brisbane, Qld 4001 or lodged in person at the
nearest BSA office (see application form for physical addresses). Warning: Please do not send in original documents, such as qualifications, unless required.

How long will it take to get the licence?
The application process takes between six to eight weeks to complete. You will be contacted by BSA if outstanding or additional information is required. BSA will also undertake checks to confirm an applicant is a
