Builders 
Can carry out all types of work under a contract or subcontract. BSA currently licenses builders in the following builder classes:

  • Builder Open
  • Builder Medium Rise
  • Builder Low Rise
  • Builder Restricted to Kitchen, Bathroom and Laundry Installation
  • Builder Restricted to Shopfitting
  • Builder Restricted to Special Structures
  • Builder Restricted to Structural Landscaping
  • Builder Restricted to Swimming Pool Construction
  • Builder Project Management Services

      Each scope of work describes the work able to be performed under that class. It is important that the work you intend to perform is covered in the scope.

      Builder licences also allow trade coordination. As a builder you are responsible for ensuring that all trade contractors on your building site are licensed as it is an offence for any builder to engage unlicensed contractors.

      What is involved in getting a licence?
      You must complete an
      application form and provide ALL requested information. You must be able to:

      1. Demonstrate two to four years relevant experience in the
      scope of work (provide job details to demonstrate the experience requirements detailed in the relevant scope of work - can include coordination and onsite supervision of multiple trades or disciplines, written documentation, plans and photographs). The type and amount of experience will vary from person to person but it is very important that you document all supervisory experience and provide a description of the class, size, storeys, and type of construction in your application.

      2. Hold the relevant technical qualification and be able to provide documentation to support the claim (e.g. apprenticeship papers, skills recognition certificate, qualification) - if you do not hold a formal qualification you should refer to the
      Recognition of Prior Learning page.

      3. Obtain three written references - the references MUST be able to confirm your supervisory experience.

      4. Demonstrate financial capacity by meeting the

      Note:
      a) Nominee supervisor applicants are not required to provide financial information -

      In addition the following will also be required:
      5. Proof of identity (certified copy of drivers licence, passport or provision of 100 points 
      Proof of Identity)
      6. Where operating under a trading name - a copy of your Business Name Registration or a Business Names Extract, which has not expired.
      7. Where operating under a partnership - proof of the business Partnership or an original or certified copy of
      BSA's Statutory Declaration for Partnership.

      The original completed application form, along with all the required supporting documentation and appropriate fee, should be mailed to GPO Box 5099, Brisbane, Qld 4001 or lodged in person at the nearest BSA office (see application form for physical addresses). Warning: Please do not send in original documents, such as qualifications, unless required.

      Please note - A licensed builder will require an additional licence where work to be undertaken involves:

    • Building inspections - refer to information on Completed Residential Building Inspectors licence 
    • Investigations and provision of advice / reports about completed buildings (including termites)

      Work requiring a fire protection licence or occupational licence

      How long will it take to get the licence?
      The application process takes between six to eight weeks to complete. You will be contacted by BSA if outstanding or additional information is required. BSA will also undertake checks to confirm an applicant is a
      fit and proper person to hold a licence.

      Can work be commenced before the licence is granted?
      No - Carrying out building work or giving quotes (tenders) for building work before a licence is granted is unlicensed contracting.

      Will my builder licence cover me for building design and trade work?
      The scopes of work for the building classes allow you to prepare plans and specifications for your personal use or for use in building work that you will perform. A licence in one of the building design classes will be required for all other building design work. 

      It is possible for you to contract or subcontract in a trade area under your builder licence.  However, trade work requiring an occupational licence can only be performed by the holder of the relevant occupational licence.  Builders should exercise extreme caution in contracting or subcontracting in any trade in which they do not have recent experience and expertise. Remember, if you perform faulty trade work, your licence may be in jeopardy.

      What should I receive from BSA once my licence is approved?
    • A letter granting the licence and the scope of work for the licence
    • Information about applying for a PIN for insurance purposes
